Our Pricing Philosophy

At Rock Solid Repairs & Home Services LLC, our goal is to minimize downtime, protect your property, and keep tenants happy. Our pricing is transparent and based on the scope of work, materials needed, property access, and urgency. We utilize flat-rate pricing and line-item billing to ensure you know exactly what you are paying for. Every task is properly estimated using our local fair market value for each specific scope of work, we do not utilize an hourly billing model as it disincentivizes efficiency and productivity.

Service Call & Response Tiers

We prioritize your maintenance needs based on urgency to ensure your property is always protected.

  • Standard Service Call: $75

  • Urgent Responses: $125 (same-day)

  • Emergency / After-Hours: $175 (2-hour response time)

  • Note: Our primary service area is within 20 miles of Estill Springs (37330). A $50 trip charge may apply for locations outside this area

Property Management & Turnover Services

We specialize in fast, reliable support for property managers, providing professional documentation and a 12-month workmanship guarantee

  • Unit Turns & Make-Ready Work: Fixed pricing for move-out repairs and inspection punch lists.

  • Maintenance Limits (NTE): We typically work within Not-To-Exceed limits of $250–$500 to expedite small repairs without waiting for manual approval.

  • Documentation: Every job includes professional invoices with photos and detailed notes.

Terms & Payment

  • Approval: No work is performed beyond your initial authorization; scope changes require written approval

  • Deposits: A 50% deposit is required for single jobs exceeding $1,000.

  • Payment: Due upon completion unless Net-30 terms have been approved in writing.

  • Overdue Balances: Unpaid balances accrue a 5% monthly late fee.

Disclaimers

  • Cancellations mid-job, require payment for time and materials.

  • Any extra work requires written approval and new price.

  • We are not responsible for pre-existing issues or hidden damage.

  • Work area must be clear before arrival; delays may incur extra charges.

  • Paint not included, unless requested

  • Material pricing and pick up services available upon request, i.e. will call
